For the last three years, we have discussed with Conifer Realty their potential interest in developing the former Angelica site on Bath Street. The former brownfield site, now clean and awaiting redevelopment, was attractive to Conifer because of its potential as a Village-center mixed-use site.

 

Discussions included what the Village needs in terms of housing supply -- specifically, something to ensure the "missing middle" in our Village can come back and afford to live in our desirable Village of Friends. Also, our Ballston Spa Central School District has made it clear that they need more children to be enrolled in the school system to ensure financial stability in the various schools that comprise the district. Furthermore, there is a desire to continue the commercial zone now extending down Washington St. to the north on Bath St. to continue ensuring exciting business opportunities will exist in Ballston Spa.

 

For various reasons, Conifer reworked their plans multiple times in what they felt was an effort to meet the expectations of our community in terms of architecture, history, character, and need for a mixed-use site on a former historic tannery site. Below, you see their submission to our Building Department, which has been referred to our Planning and Zoning Boards -- they have named it "Tannery Commons" in deference to the site's rich history.

 

On May 21st, from 5:30pm until about 7:00pm at the Malta Avenue School Auditorium, Conifer will be presenting an informational meeting in which they will walk through the plans, amenities, approach, etc., of this mixed-use workforce housing project. Please attend with an open mind as Conifer discusses redeveloping a site that has been non-operational for nearly 15 years. 

 

Note that there will be several opportunities for public comment following the informational session, as any potential approval will require several meetings of both the Planning Board and Zoning Board.
